If you want a fifth wheel with room, comfort, and the right work already done, come see this one in person. This 2013 Open Range Roamer 395BHS is a wide-body bunkhouse fifth wheel with four slides, a bath and a half, and a layout that works for long stays, family trips, or a serious RV setup.

We lived in this for a short time while we repaired our house. It has had real attention, real upgrades, and honest upkeep. The tables can be removed and there is an air mattress that converts the sofa into a huge bed.

• GE 15,000 BTU rooftop heat pump, brand new complete system with new ceiling assembly, controls and thermostat (heats and cools)

• FIVE NEW ST235/85R16 LOAD RANGE F 12-PLY TIRES, spare included. This is NOT the factory size. The sticker calls for ST235/80R16 at 80 psi. These carry more weight, cost less to replace, and are easy to find anywhere. Date code 4225.

• New awning vinyl on the Carefree 16 ft electric power awning

• Two rooftop vent covers and the main shower skylight replaced

• Front tip-out floor cut out and re-decked by a hired contractor in 1-1/8" tongue-and-groove plywood, heavier than the factory used. The soft spot never touched the main structure.

WHAT'S WRONG WITH IT

- Minor paint fade from thirteen Texas summers. No cracks, warps or tears

- One minor scratch on the side skirt

- Light surface rust on the frame, paint largely intact

- Rear bunk reading lights don't work; new bulbs didn't fix it

- HDTV antenna doesn't work

- Roof caulking at the remaining penetrations is older, still pliable

- Water system tested when bought, winterized and untested since - two years now

- Carpet and sofa show minor wear - no rips, tears or stains

For a serious buyer I'll hook up a hose and run the water system - I will not unwinterize it for just a walk-through.
