>All-original interior furnishings.

>All appliances work (refrigerator, stove/oven, convection microwave, fireplace, stereo, 3 TVs). The living room tv is a smart tv. The bunk and bedroom TVs are not. We used a Roku stick for those 2 TVs.

>Upgraded dual compressor, dual thermostat 12 volt refrigerator installed.

>Two working 15k BTU AC units. One with heat pump. Prepped for a third AC unit. A Maxx-Air 4-speed fan with rain sensor is factory installed in the location where the third AC would go.

>Conventional gas/electric water heater installed and working. I believe it is 10 gallon capacity, but I need to verify that statement. It might be 8 gallons. I'll update this text when I find out.

>Gas furnace works and has an add-on electric upgrade made by RV Comfort Systems that allows you to switch between gas or electric heat at the flip of a switch. No need to use propane in the winter or colder months. This is a $1000 upgrade to the furnace and works great.

>40lb propane tank.

>A fireplace in the living room, under the TV, also works.

>Prepped for a generator. Generator was a factory option and not installed.

>Solar prep installed, but solar panels and inverter were not optioned into the trailer.

>The trailer has a factory tow hitch with 4-pin connector capable of actual vehicle towing (not just a receiver intended for a rack).

>The water pump works.

>Northpoint trailers come with an accessory fresh water drinking system that is separate from the regular plumbing. There is a 5-gallon jug in the storage compartment and a separate water pump that provides drinking water at the kitchen sink through a drinking water faucet. (works).

>Slide out toppers factory installed and functional.

>Both camp side awnings extend and retract as intended. Exterior awning lights work.

>Equipped with an outdoor kitchen that contains a 120 volt refrigerator and slide out gas griddle. There is a gas line near the frame rail directly under the griddle to supply gas to the griddle. There is also a gas line connector at the very back of the trailer in case you want to use a gas grille at the back of the camp site.

>The countertops in the kitchen AND bathroom are solid surface. The kitchen sink is an undermount stainless steel type with a tall gooseneck faucet. The bathroom sink is a porcelain bowl design mounted above the countertop.

> The shower has sliding glass doors, a skylight, and fold up/down wooden seat. Need a seat? Fold it down. Need extra room? Fold it up and out of the way.

MECHANICAL

>Factory installed upgraded pinbox.
>The greasable wet bolts in the suspension were just serviced earlier this year. Shackle straps and bolts were removed, cleaned, and bushings replaced as-needed, then re-assembled with new grease.

>All 4 tires have excellent tread. Two were replaced earlier this year.

>All 4 hubs were also removed, cleaned, and repacked.

>Brakes have good pad depth. The trailer will pass Pennsylvania safety inspection for 2026-2027 and is currently PA inspected through the end of September 2026. If the sticker expires before the trailer sells, I will have it inspected for a new sticker that will be good through September 2027. If you are unfamiliar with PA inspection, the inspections are performed by independent, trained mechanics that are licensed by the state of Pennsylvania to perform safety inspections. Inspections verify that lights and turn signals work, brakes work and have adequate pad depth remaining, adequate tire tread depth (minimum 2/32"), and certain tire issues like abnormal wear and dry rot that affects tire safety. They look for other issues like broken or damaged suspension components and other damage like frame cracks in the visible areas of the frame. They also verify that the emergency brake disconnect works, and possibly a few other safety items that I am unaware of.

The trailer has 3 holding tanks. One each fresh, black, grey. Each tank is 50 gallons (150 total)

All functions in the trailer (lights, slides, hydraulic 6-point leveling, etc) are controlled by a BMPro touchpad tablet along with a separate button panel that allows for the lights and slideouts to be operated if the tablet becomes nonfunctional. Auto leveling and all of the hydraulic jacks can be operated from the wet bay of the trailer as well as from the interior touchpad or an app that can be installed on your phone. The app allows you to operate lights and air conditioning from anywhere that you have a cell phone signal. If you are near the trailer, the app works via bluetooth, which comes in handy if you are parked near obstructions that might interfere with a slide extending properly. You can stand outside on the kitchen/bunk house side of the trailer, and control the slides from there as you watch the slides extend. This feature can save you from an expensive repair if you misjudge the distance without measuring first.

FWIW, the bunkhouse makes a great office, which is what we used it for. You can mount a monitor in place of the TV and use the built-in desk for your keyboard and mouse. Pretty handy if you need an office. The hallway closet has 2 doors. One that faces the entry door, and a second that opens from inside the bunkhouse to allow for access to coats or other clothes from inside the bunkhouse.

The kitchen island has a pull-out bracket that supports a cutting-board style extender that provides additional counter space if you need it. The dining room table extends to allow seating for 4 people.

NOT INCLUDED: The bedroom photos show a queen size mattress. We declined to install the factory original mattress and instead purchased our own, which is what you see in the photos. We are keeping the mattress. Note that the slide out is wide enough for a king size mattress. If you change the plywood base or otherwise extend the plywood platform to support the extra width of a larger mattress, there is room to do it.

The trailer is ready to load up and go camping. We have used it several times this year.
