• 2012 DISCOVERY LXE 40G

We are selling our 2012 Fleetwood Discovery 40G, located here in Magnolia, Texas. It has been a wonderful coach for our family, and with the bunkhouse layout, it provides a great setup for trips with kids or guests without making the main living space feel cramped.
We have taken care of this RV and kept up with maintenance. It has low mileage (42,416) and has just received a fresh engine oil change and generator service this month. We also recently replaced the turbocharger, VGT, and ECM back in May of this year. Over the last two seasons, we have put on new tires, swapped out all the batteries, put in a new residential refrigerator, and replaced the rear bedroom A/C. While that work was being done in May 2025, we had the roof fully inspected and re-caulked anywhere it was needed, alongside a thorough coil cleaning on the other two A/C units. The front Diamond Shield film was also replaced last year. We also upgraded the master bedroom with a premium, custom-made mattress from Texas Mattress Makers that has only been slept on for about 10 nights. The body does show some minor signs of its age, but overall, it is in good, solid condition.
To be completely upfront, there are a few minor items that still need attention. One of the two inverters is not working, the automatic rear slide lock is not working, and we removed the rear ladder after it sustained some cosmetic damage.
The interior is clean! Clean title is ready for a straightforward transfer. Please reach out if you have any questions or would like to schedule a time to look at it.
Recent Maintenance & Component Replacements:
* July 2026: Fresh engine oil change and generator service just completed.
* May 2026: New Turbocharger, Variable Geometry Turbo (VGT) actuator, and Engine Control Module (ECM) installed.
* November 2025: Fuel filters replaced.
* May 2025: Full roof inspection and re-caulked where needed; coils thoroughly cleaned on the two standard A/C units.
* May 2025: Front Diamond Shield paint protection film completely replaced.
* March 2025: Both House and Chassis battery banks replaced.
* September 2024: Residential refrigerator replaced; rear bedroom A/C unit replaced.
* April 2024: All tires replaced (Date codes are 0224).

* Inverter: The coach has dual inverters; 1 of the 2 is currently non-functioning.
* Rear Slide Lock: The automated rear slide lock is currently inoperable.
* Rear Ladder: The exterior rear ladder was previously damaged and has been removed.
