RV Description

Please read the entire description. This trailer weighs 6020 lbs. and has a tongue weight of 1020 lbs. with a max cargo capacity of 3436 lbs.  The garage area is 10 foot 6 inches. This is a very stout toy hauler; I strongly recommend a three-quarter ton tow vehicle. We are selling because it is more than I am comfortable towing with our 1/2 ton.
 The frame is made with American steel from Steel Dynamics (SDI) in Indiana. Queen bed in the front bedroom and a small queen electric Happi Jac bed in the back with a new mattress no one has slept on; One Jack Knife couch; Three burner stove; Oven; Microwave; Double kitchen sink; Nice size Refrigerator & Freezer that runs on electric or propane; Jensen Stereo/DVD Player (has aux port to plug in your phone); Speakers in the main area, bedroom, and outside (all work); Bathroom vent fan (I just installed a new cap on the roof); Vizio TV on a swivel mount in the kitchen area; Pyle TV with built in DVD player on a swivel mount in the bedroom; Upgraded powered KING TV antenna (works awesome); Upgraded LED lighting throughout; Lippert EZ Lube Axles; New Hankook Vantra tires (around 1000 miles on them installed 09-2024) on premium rims; New heating ductwork 09-2024; I added a piece of Angle Aluminum above the back ramp door as a drip edge.
This did have some issues when we purchased it that were not disclosed to us. We refuse to do that to anyone else, so full disclosure about everything we know. There were soft spots in the back floor, I replaced the entire back floor as one piece with 3/4 Multi-Ply Varnished Poplar plywood. I put the vinyl flooring back down and then installed indoor/outdoor carpet over vinyl with transition strips made of Sycamore and finished with Danish Oil. We found a small seep/leak from the ladder mounts behind the bedroom wardrobe/cabinet. I tightened the screws on the ladder mounts, resealed them, and even with the recent heavy rains it is no longer seeping/leaking. I will leave this area exposed (with insulation removed) and will be happy to allow you to run a hose on it to test the area. I made a replacement panel and stained it to match the cabinet. I have sealed the entire trailer. Lap sealant on the roof; replaced butyl tape around water connections and the back vent with Emseal AST Hi-Acrylic Sealant tape (Will not dry out and is resistant to bugs and rodents), and caulked around everything outside. I bolted angle steel to the frame to add support to one section of the floor that seemed a little soft by the entry door, it is now very solid. I recently replaced the toilet flush valve and replaced the water supply line with reinforced vinyl tubing; replaced one of the stabilizer jacks in the back; and a new Propane gas sensor (10-2024). I polished and waxed the entire trailer this past April and painted the steps with Rustoleum Rust Reformer. I have kept everything lubed and greased (including the hitch and sway control balls).               I have flushed the black tank with the Flush King every time weve used it.
Things Im including with the trailer: Window covers/reflectors I made from Reflective Bubble insulation (this really helps keep temp down and protects from UV rays); Empire Cover we purchased new 11-2024 ($487.00 new); Weight Distribution Hitch and Sway Control ($275.00 new 09-2024); Metal steps for easier entry to Happi Jac bed ($98 new); Brinks weather resistant padlock for the back ramp door; Black tank hose and connectors; Drive on Anderson levelers We own outright and have a clean title in hand.
