This is a gooseneck / fifth wheel toy hauler with a highly sought-after layout: a front private bedroom w/ King Bed, large closet and dresser, large living area and kitchen and a 13-foot garage with its own half bath and a loft.


Highlights:
- 13 garage perfect for side-by-sides, ATVs, or bikes
- The back ramp door folds down to a porch and a screen door is included for that feature.
- It has 2 side people doors.
- Garage area is very flexible with a queen size top bunk which is fully adjustable.

You will fall in love with the layout and amenities! This is the nicest camper we have ever had! It just needs some love, and the sale price was set with that in mind! The full retail value is $58-62K.

This camper has a salvaged title. It was damaged on the lot it was for sale at while new after a hail storm, all of which was repaired before we purchased it. The repairs listed below are not related to that storm or the nature of the title. These are all from simple neglect from the person we rented this to from 2024 till April of 2026.

There has NOT been any leaking or mold or anything like that found. It is a premium unit at a fixer-upper price! We rented it to an independent RV repair guy and it was used as an office. Ironically, he failed to do the repairs in trade for some of that rent so we retrieved it and decided to sell it "as is".

The following list is what we were given when we had it assessed at Camping World in Murfreesboro. They said it would be roughly $5500 in repairs Here is the breakdown, so you have an idea of what to expect.


Suggested Repairs:
Plumbing (includes parts and labor):
-Water Pump - $239
-Outside water assembly - $396
-Water Heater Further diagnostics needed. May just need a heating element ($200 in labor to start, but if a full replacement is needed it could be as much as $1,288)
-Propane Leak at the tank regulator/replace - $309
-Waste tank sensors $509
-Black tank flush connection - $200
-Broken sewer vent/Master bath toilet/Master Shower facet replacement - $552

Other:
-Ladder Top replacement (entire ladder replacement $494)
-Roof repair There is no evidence of internal water damage/breach. Camper World concluded it needed a half-hour's worth of patching. Said it was half hour of labor, but didn't note price.
-Replace rear awning mechanism ($764 parts and labor) The arm mechanism was snagged on a tree and got twisted which prevents it from being opened/used (the actual awning was in good shape).
-Breakaway Switch - $20
-Brakes $487.50 (in labortheres a short in the wiring)
-Generator seems to need a fuel pump, but a full repair was estimated to be $934 max.
-Interior Bunk Ladder Missing $150
-Bed incline feature (like a Craftmatic adjustable bed not responding, but otherwise has perfect normal bed function). They said it would take a couple hours to diagnose it. We didn't care/pursue that suggestion to get a price.
