Selling my 2004 Fleetwood Pace Arrow 37C RV a solid project for someone ready to put in some work! My farm has taken priority, so Im letting this one go. Its been sitting for about 2 years but has been used for guests and moved every few months to prevent tire flat spots. ~25,000 mi. Ive described everything as best I can so you know exactly what youre getting into. This RV needs work but has great potential.

Sold AS IS.Highlights:New Roof (2022) Solid and well-maintained.
New Tires (2022) In good shape, moved regularly to avoid flat spots.
New Hot Water Heater (2022) Reliable hot water.
New Flooring & Updated Interior Modern look, needs some finishing touches.
All Awnings Replaced (2024) In great condition.
Expensive Anti-Sway System Installed (Brand unknown, but top-quality for improved handling).
Both AC Units Work Keeps you cool.
Stored with Dehumidifier Since 2022 Interior kept dry and protected.
Fridge & Water Systems/Tanks Work Fully functional.
AC Power System Works well.
New Starter Battery (Summer 2025) Fresh and reliable.
Batteries on Maintainer House batteries kept on a maintainer for longevity.

Known Issues (Priced Accordingly):Leak behind passenger door (no other known leaks).
Jacks have a leak and need one hose replaced (long hoses to the back are new).
Engine: Runs and drives but has a misfire (likely spark plug wires/coils). Needs new spark plug wires/coils and CB-115 fuse board (repairable for ~$300 by Brooks Circuit Specialists or ~$600 new). Likely why the dash is dead.
Onboard Battery Charger: Not working, possibly related to the CB-115 circuit board failure.
Generator: RPM sensor error, currently not running.
Propane Level Sensor: Not working.
Chassis Rust: Some present, typical for age.
Bedroom Slideout: Some delamination but sealed and fully operational.
General Condition: Has been sitting for ~2 years, used for guests, and moved occasionally. Last driven on the road in 2024. I recommend towing if transporting far, as Im cautious and it hasnt been road-tested recently.
Leaks: there is a leak near the door.

This RV is a great foundation for someone with the time and skills to finish it. Its been a fun project, but my farm needs my focus. Clean title, ready to transfer. priced to sell for a project RV! PM me for more details or to schedule a viewing. Serious inquiries only, please.
