RV Description

Meticulously maintained and obsessively sealed, with several custom improvements listed below. Easy to haul. Single owner. Everything in working order and in excellent condition.


BASE FEATURES/SPECS:

- Length: 19.38 ft., width: 7 ft.

- Dry weight: 3,360 lbs., GVWR: 5,000 lbs.

- Comfortably sleeps 3 adults: dinette flattens to a bed, with queen-sized front bed

- Power awning in great shape

- Electric stabilizers and power tongue jack

- Solar panel provides enough power to run fridge and lights when off grid

- Convection microwave and large fridge

- Electric AC

- Propane heat

- TV and JBL sound system

- Huge pass-through basement storage

- Note: Hitch is not included


IMPROVEMENTS WE MADE:

- Converted dinette seat next to the door to a bench seat (i.e., removed backrest) which makes putting shoes on easier, and makes the camper feels larger (we will provide the original backrest)

- Air conditioner: added insulation and baffles to make it significantly quieter

- Replaced flimsy foam in dinette upholstery with a more dense, comfortable, and sturdy foam

- Replaced bathroom faucet with one you can actually get your hands under and not get water all over counter

- Upgraded shower knobs to higher quality metal shower dial

- Made an alternate custom tabletop (finished wood) to increase usable floor space; both the original and custom tabletops will be provided, both still have brackets for placing on the table posts

- Bought taller table posts to make tabletop a few inches higher (both the original and taller posts will be provided)

- Replaced pins on steps with easier-to-remove pins, making stair setup easier

- Replaced the combined propane/carbon monoxide detector with dedicated detectors for each (to be safer)

- Vent covers added on roof (to keep vents open in the rain)


LEAK PREVENTION:

- Roof and all exterior seals were checked multiple times per year; added sealant frequently

- Within first year, we had a Sealtech pressure test done to identify where to reinforce the sealant

- Summer 2025: sealed roof edges and seams with permanent vinyl tape for even better leak protection

- Used water leak sensor pucks under/near all plumbing joints inside (these wont be included, but Im listing to show theres been no water damage from leaking pipes)

- Bathroom: Added sealant around shower and around places where floors meet the walls to prevent internal water damage to floors from shower overspray. Put drip water barrier around bottom of shower.


OTHER MAINTENANCE:

- Stored inside every winter (early November through mid April)

- Outside washed twice per year with gel coat and wax

- Regularly treated water lines to prevent mildew and bacteria overgrowth

- Winterized lines every year

- Recently treated rubber gaskets with rubber conditioner

- Silicone grease added every year to dump tank valve stems


ISSUES FIXED:

- The battery wasn't properly powering the fridge when camper not plugged in (dealer fixed)

- Second valve cover added to dump tank (had been leaking)
