Clean undercarriage, upgraded interior, and ready for its next adventure

Were selling our 1997 Fleetwood Tioga after using it for a big family move from Texas to Maine. It's 29 feet long, built on a Ford E-350 chassis with 78,000 miles, and has been a reliable, road-ready companion.

One major plus: it spent almost its entire life in covered storage in Texas, so the undercarriage is in great condition with minimal rust. I know that's a big deal for anyone shopping in the Northeast. We bought it from the owner of a storage facility, who had purchased it from the original owner and made several thoughtful upgrades.

Layout & Sleeping:

Rear bedroom fits a queen (we removed the mattress---figured the new owner would want to choose their own)

Full-size over-cab bunk with mattress topper (very comfortable)

Couch and dinette both convert into additional sleeping space

Private bathroom with glass shower enclosure and skylight

Tons of storage: large pantry/closet, overhead cabinets, and under-bench/bed storage

What to know (full transparency):

Theres a patched area in the over-cab bunk where there was some past water damage---it's solid now but not pretty (~1 sq ft). We left it uncovered so the next owner can see it for themselves.

Generator has low hours (~350) but is tough to start. The previous owner had a trick for it, and I've gotten it going a couple of times, but it likely needs a tune-up.

The awning battery currently isn't charging. I'm working on it, but if it's not resolved by sale time I'm happy to lower the price by the cost of a new battery.

This RV is ideal for someone who's a little handy and wants a reliable rig with solid bones, some comfort upgrades, and a lot of potential. Title in hand. We're happy to answer questions or show it to serious buyers.
