The front bedroom offers wrap-around panoramic windows and an upgraded mattress. Interior upholstery, flooring, and finishes are original and in excellent condition. No pets, no smoking. The center split bath layout provides privacy and function. The rear dinette and side bench offer flexible dining and sleeping space.

The aluminum exterior is clean with minor cosmetic blemishes including light scratches and a small dent on the front rock guard. Two front panels were replaced by the original owner under insurance. The powered main awning and manual side/rear awnings function as they should. Windows, seals, doors, and locks are in proper working order.

All plumbing and electrical systems are fully operational. The EMS system was removed after previous failures, replaced with an external Southwire Surge Guard (included). Original tanks: 39 gal fresh, 37 gal gray, 39 gal black. Dometic gas/electric fridge, gas stove, furnace, and hot water heater are original and operational.

Tandem axle with a dry weight of 5,503 lbs and GVWR of 7,300 lbs. Brakes inspected in 2023 when new tires were installed. Includes emergency breakaway cable, safety chains, and full lighting/pigtail connections. Hitch size believed to be 2 inches.

Accessories included: Southwire Surge Guard, water and sewer hoses, leveling pads, and wheel blocks.
