We bought this, our very first RV, September 10, 2020 at General RV, Ocala, FL. It has been a wonderful Motorhome for me and my wife. We've used it mostly at Florida State Campgrounds the past year, but also made a trip to Moab, Utah in it April 2021 and North Georgia August 2021. It has performed marvellously! We love it! So, why are we listing it for sale? Answer: Indoor Storage facility has been sold to a new company and their prices are going UP. This RV has been stored INSIDE since 2 months after we bought it. So, it's been stored INSIDE for 12 months. We take it out about once per month for 2-3 nights, usually. It's in like new condition, no children, no pets. We have not made any alterations to it except for hanging a black privacy curtain in front of the bathroom door, which allows us to leave the door open and have more space inside the bathroom. Just 2 small screw eyes in the ceiling, easily removed and filled should you want to. We personally love the curtain. On to the RV.We LOVE the versatility of this Murphy Bed layout, with a 3'X5' rear back door, which opens fully and allows us to load in our bicycles, or whatever. We love the Murphy Bed, which folds down and is relatively comfortable with the appropriate bedding. We LOVE the 12volt 10 cubic foot Norcold refrigerator!!! It runs off the house batteries or plugged into 30amp power drop. It runs 10 hours easily off of the 2 Lead Acid 12volt house batteries. We love how spacious the inside is, and no slide outs! So you won't have any slide out issues! The kitchen is absolutely adequate and the 3 burner propane stove is wonderful! We love the Microwave unit as well. The J or U shaped Dinette is very spacious and comfortable! And it converts into a decent bed for one adult or 2 children! Under the long dinette seat is the 41 gallon Fresh Water Tank, easy to get to and easy to drain. The bathroom is "adequate". It's small, but doable. The shower works great, though my wife prefers the Campground showers! I prefer the privacy of the RV shower. The Over Cab Bed sleeps 2 adults if you want. We use it for storage. Also, the TV is up there and swings out to where your viewing is preferred. The 22XG comes with a 31 Gallon Black water tank and a 28 Gallon Gray water tank. The Gasoline Tank is 55 gallons for the Ford 350 Triton V10 engine. The actual length of the RV is 24'3" bumper to bumper. Exterior Height of the RV is 10'11". Exterior Width is 100".
