[Note that sofa and Lazy Boy chairs are reversed in actuality.] $23,000 firm Selling Price includes all bedding, kitchenware, lawnmower, ladders and outside storage unit (approx 6'L x 2'W x 2.25'H). It is basically turnkey. Just move in.
This unit sits permanently on a site on the Illinois River in Seneca. This is a "destination trailer" and is not meant to be towed every weekend. It is on wheels so it can be towed to a site and dropped. The unit is about 5'6” above grade to keep it 12” above record flood level. (sits on railroad ties and surrounded by lattice for asthetics.) There is ample storage space beneath the unit.) It is $2,600 a year to rent the site from April 1st to November 1st. It is the cheapest shore site on our section of the river.
The unit is heated with a forced air furnace, electric fireplace and a supplemental DeLonghi heating/AC unit. The unit is cooled with 2 rooftop A/C units as well as the aforementioned DeLonghi unit.
Your electricity is provided thru your own 50 amp hookup and electric meter. Electricity costs have been $475 to $575 the last 3 seasons. There is a 120 volt AC to 12 volt DC inverter (on all campers) that maintains your 12 volt battery for all lighting circuits. You have (2) 30 pound propane tanks for your stove and forced air furnace. $30 to fill them at Ace Hardware 1 ½ miles away. There is a 20 gallon electric hot water heater
There is no sewer hookup so you need a pumpout service ($25 to $35 per pumpout) for your (3) 43 gallon tanks (toilet, vanity/shower, and kitchen).
Unit is 38 1/2 feet long plus the tongue which has been removed and is under the unit.

This unit is being sold on the site, as is. It COULD be moved however to remove lattice and supports, take it off the railroad ties, reinstall tongue, remove deck and remove from site would need to be done professionally for a cost of $2k to $3k plus mileage to a new site and flatbed costs to relocated ties, deck, ets.

The campground is a mixture of retirees (like my wife and I), couples at varying stages of life and families.
We are selling this to get an RV.
